| A. | Minimum Development Size: 3 acres |
| B. | Maximum Size: 20 acres (Tracts larger than 20 acres shall be developed as multiple |
| C. | Traditional Neighborhood Developments, each individually subject to all such provisions. |
| D. | Maximum permitted residential density shall be 12 units per acre, not including a density bonus. |
| E. | A density bonus, not to exceed 25% (15 units per acre) may be granted for the provision of "Affordable Housing" as defined in the most recent Borough or County Comprehensive Plan. |
| F. | Appropriate residential density shall be established during the sketch plan review process. The Planning Commission, after meeting with the Applicant, shall report the appropriate residential density to Borough Council, who shall approve or disapprove such density. Should the applicant not agree with the decision of Borough Council, he/she may appeal such decision to the Zoning Hearing Board. |
| G. | Total number of dwelling units shall be established during the sketch plan review process. |
| H. | All TND development shall follow the submission and approval procedures established in Sections 614, 615 and 616 of this Ordinance. |
| I. | All TND shall be serviced by public sewer and water services. |
