Section 601- Intent

A.The intent of this use is to allow for the development of fully integrated, mixed-use pedestrian oriented neighborhoods. The intent is to minimize traffic congestion, suburban sprawl, infrastructure costs, and environmental degradation. Its provisions adapt urban conventions that were normal in the United States from colonial times until the 1940's and historically were based on the following design principles:
 
1.All neighborhoods have identifiable centers and edges.
2.Edge lots are readily accessible to retail and recreation by non-vehicular means distance not greater than 1/4 mile).
3.Uses and housing types are mixed and in close proximity to one another.
4.Street networks are interconnected and blocks are small.
5.Civic buildings and spaces are given prominent sites throughout the neighborhood.
