Section 509 - Residential Protection Standards

A.Operational Compatibility Standards - As a condition of approval of any Permit for any non-residential use located adjacent to a residential district , the Zoning Officer shall be authorized to impose conditions that are necessary to reduce or minimize any potentially adverse impacts on residential property. Such conditions may include but shall not be limited to the following:
 
1.Hours of operation and deliveries
2.Location on a site of activities that generate potential adverse impacts on adjacent uses such as noise, dust, odor, glare, etc.
3.Placement of trash receptacles
4.Lighting location, intensity and hours of illumination
5.Placement an illumination of outdoor vending machines, telephones and similar out door services and activities.
6.Additional landscaping and buffering.
7.Additional height restrictions to preserve light, air rights, privacy and views of significant features from public property and rights of way.
8.Preservation of natural lighting and solar access.
9.Ventilation and control of odors, fumes and gasses.
10.Additional dust control paving.
B.Height/Setbacks - Any new non-residential structure in a non-residential district within 50 feet of a residential use shall maintain a setback from the residential use equal to the height of the non-residential structure.
